What is Space Rent? Space rent is the money that parks charge each mobile home owner for the space the home is setting on in the park. Some call it the lease space. What amount do parks charge? It varies a great deal. The amount varies from lowest of about $400. to the high of about $1700. How do you find out how much the space rent is? You can find out from the Park Manager or the Listing Agent or Buyer Agent. It is important to know the space rent you will be charged so you can budget your money. Also, you need to know the space rent so you know that 3 Times Rule for your gross monthly income (see Park Approval). What is the basis for the space rent? The Santa Rosa City Council voted to change the rent control law starting Jan. 6, 2023. It is tied to the Consumer Price Index (CPI) which is the measure of prices for goods and services paid by consumers in an area. The rent control law last changed in 2004 for the 16 of the mobile home parks in Santa Rosa. In the past the rent control was based on 100% of the San Francisco area CPI with a 6% cap. Now starting in 2023 the the rent increases will be using 70% of the CPI with a 4% cap. When a mobile home is sold to a new Buyer the Park Owners can increase the space rent by 10%.
