Thoughts on Home Warranties

 

I like Home Warranties and recommend them. The reason I do is because for a small amount of money you can get some protection against something that might need repair after you move in and nobody knew about it. For instance, what if your furnace or hot water heater quit working right after you moved in. You would call the Home Warranty phone, you would pay for the trip charge, and they would cover the parts. I have used Fidelity National Home Warranty a lot, but there are many others that provide great home warranty coverage. But just to give you an idea of fees, Fidelity's Standard Plan for a single family home under 5,000 square feet is $275.00 and with added options $385.00. For a mobile home, it is $240.00. I think a Home Warranty protects the Buyer and the Seller. It protects the Seller because most of the time, if not all of the time, the Seller did not know something would fail. If something fails in the home, and if a Home Warranty is in place, the Buyer simply needs to call for a repair and no hard feelings. No one is upset with the Seller. And, of course, it benefits the Buyer because they are covered for the repair. One last thought. The Home Warranty is good for the Realtors as well because now their clients are taken care of and happy.
