Inspections

The longer I am in real estate sales, the more I believe in doing Inspections. There are two inspections that are commonly done with mobile/manufactured homes. The first is a Pest Inspection. Pest Inspectors are concerned with inspecting for dry rot and bugs. They will crawl under the home and look for evidence of wood boring beetles and termites. They will note any wood scraps left on the ground which encourages termites munching on the wood. They note dampness which encourages dry rot which encourages termites. Pest Inspectors will go inside the home and check everything and walk around the outside of the home looking for the same and noting it.They will take photos and produce a report showing what they found. If termites are found, they need to treat it with chemicals. The other inspection is a Home Inspection. Home Inspectors will also crawl under the home and note anything that seems out of the ordinary such as leaks, rodent activity, electrical wires hanging not in conduit, dampness, rotten wood, furnace ductwork on the ground or pulled open, etc. The Home Inspector will walk on the roof and examine the roofing material to see if it shows too much wear and appears to be at the end of its useful life. The Home Inspector can evaluate how much life is left in the roofing material. Also, they check the vents and gutters. If any tree branches are hanging over the roof, it will be in the report. The Inspector will inspect the inside of the home for leaks, to make sure the furnace works properly, the hot water heater is strapped at the top and bottom and is working and how long of a useful life the furnace and hot water have, he will check the electrical outlets to make sure they work, lights, faucets, fans, floors, decks, and any thing else that is on the property. After the inspection, he will produce a lengthy report noting his findings. 

The typical cost of a Pest Inspection is about $250.00 and the Home Inspection will be about $400.00.
